Garages, lanais, additions and converted spaces rarely work on the main system. Extending ductwork into them usually disappoints. A ductless unit conditions that one space independently, and it is the answer far more often than people expect.

Ductless AC Installation and Repair
A ductless mini split is a small air conditioner serving one space, with an indoor head mounted on the wall and a compact condenser outside, joined by a refrigerant line rather than ductwork. Because there are no ducts, there is no duct loss, and because it serves one area, it is controlled independently of the rest of the house.
That combination suits a specific and very common Florida problem. Garages, enclosed lanais, sunrooms, additions and converted spaces were usually built outside the original duct design. Extending ducts to reach them means pushing air further down a network that was sized for a different house, which typically leaves both the new room and the existing ones worse off.
Ductless sidesteps that. It also suits older properties with no ductwork at all, and detached spaces like offices and guest suites. Always Air installs and repairs mini splits across Charlotte, Sarasota, Lee, Collier and DeSoto counties.

Know What You Are Looking At
The first six are strong cases. The last three are situations where something else is usually the better spend, and we will say so rather than quoting a mini split for everything.
We will check whether airflow correction would solve it for less before quoting a ductless installation, because often it would.

What Separates a Good Install From a Bad One
Mini splits are marketed as simple, which is why we get called to so many that were installed quickly and have never worked properly. These are the details that decide it.
Sized for the actual room, its glass, orientation and insulation. Oversizing is the standard mistake, and it produces a cold, damp space that short cycles.
The single most common fault we repair on existing installs. The line must fall correctly the whole way, or water finds the wall instead.
Properly routed, pressure tested and vacuum evacuated before charging. Skipping evacuation leaves moisture in the system and shortens its life.
Outdoor units secured for Florida wind loads, and sited away from direct salt spray on waterfront properties.
Where the indoor unit goes determines whether the room is comfortable or just contains an air conditioner. Throw, obstructions and return path all matter.
Blower wheels and filters need regular cleaning. An install that makes that difficult guarantees it will not happen, and the unit will eventually smell.

The Honest Version
Three ways to make one space comfortable, at very different costs. The cheapest is the right answer more often than the other two.
| Airflow correction | Extending ductwork | Ductless unit | |
|---|---|---|---|
| Relative cost | Lowest | Moderate to high | Moderate to high |
| Works for a room already on the system | Usually | Sometimes | Yes, but often overkill |
| Works for a space with no ducts | No | Possible, often poorly | Yes. The intended use |
| Effect on the rest of the house | Usually improves it | Can make other rooms worse | None. It is independent |
| Independent control | No | No | Yes |
| Visible indoor equipment | None | None | Yes, a wall-mounted head |
| Best for | One room slightly off on an existing system | Rarely the best of the three | Garages, lanais, additions, unducted spaces |
Yes. Many AC installations require municipal permits and inspections to ensure the system meets Florida mechanical and electrical codes. Professional HVAC contractors coordinate permit requirements and ensure installations pass inspection.
Yes. Financing options are available for residential projects to help manage investment while restoring cooling performance immediately.
Cost depends on system size, efficiency level, electrical requirements, and structural configuration. A detailed written estimate is provided before work begins outlining equipment and labor scope. Financing options are available.
Most residential installations are completed within one day. Larger properties or complex configurations may require additional time. Commercial projects vary depending on rooftop access and inspection coordination.
Replacing equipment without correcting airflow imbalance may not resolve comfort issues. Airflow validation ensures replacement decisions are based on measurable performance data.
Always Air Is Always There
If you have a garage, lanai or addition that has never been usable in summer, a mini split is probably the answer. If the problem is a room already on the system, we will tell you the cheaper fix first.
